Spallacci Group and Valery Homes launch new 36 storey residential tower The Moderne 
The third phase of the iconic Royal Connaught Square brings downtown Hamilton to new heights and continues a century-old legacy 
April 13, 2021 (HAMILTON, ON) – Spallacci Group and Valery Homes has announced the newest addition to Royal Connaught Square with its third phase, The Moderne. Rising 36 storeys, the future residential building will stand as one of the tallest condominium towers in Downtown Hamilton, adding modern architecture and a distinct profile to the Hamilton skyline. Sited along King Street and Catharine Street, adjacent to the historic Residences at the Royal Connaught, The Moderne is the first of three new residential buildings planned for the site.

With over 100 years combined experience, Spallacci Group and Valery Homes’ expertise in restoring the celebrated Royal Connaught as private residences signified a pivotal moment after the building sat vacant for over a decade. Born in the era of ultimate elegance, the Royal Connaught was unveiled in 1916 as Hamilton’s Edwardian answer to luxury, serving as a playground for celebrity and international high society for nearly a century. Now, it lives on - reimagined, revitalized and reborn - as a stunning condominium that reflects the pride and craftsmanship of the original hotel. 

Sales from the first two phases at 112 King Street E. and 118 King Street E. marked one of the most successful in the region. Fast forward to today, Hamilton stands as the second highest CMA inviting intraprovincial migration in 2020, according to Statistics Canada.

The newest addition to Royal Connaught Square will be the tallest tower on site, blending a sleek and reflective tower with an art-deco inspired podium that pays homage to the site’s history. Spallacci and Valery enlisted Burlington-based architect KNYMH to steer the design for the master-plan’s first three phases. With the flagship hotel conversion setting the precedent for the site, KNYMH crafted The Moderne with an eye towards the future, relying on glass and metals for a contemporary, urban look. The podium emulates the overall aesthetic and materiality of the streetscape, with brick cladding, intricate accents, stones and keystones comprising the exterior. 

“The Moderne’s design provides multiple focal points for Royal Connaught Square,” said Shem Myszkowski, President, KNYMH. “We are enthusiastic to continue this vision from the project’s birth. Introducing a new modern architectural style creates a gateway into the past history and nostalgia, while respecting the vision of the city with a new addition to Hamilton’s skyline.”

Planned amenity spaces will set unprecedented programming never-been-seen in other residential condominiums in Hamilton. The entire 8th floor, aptly named ‘The Social Club’, will be dedicated to world-class amenities including a fireside lounge, co-working spaces, meeting room, games room, billiards, movie theatre, wine & scotch tasting bar, and rooftop patio with a dining terrace, grills and fire pits.

Toronto-based esQape design led the design of the rich, elegant interiors. The original Royal Connaught hotel inspired a fusion between historical and modern, and mid-century modern and contemporary elements, from design features to the lighting, finishes, textures and furnishings.

The Moderne’s lobby and amenities exude marble textures intertwined with brass accents, black and gold light fixtures, tinted mirror and polished surfaces with rich, velvet upholstery. Each area gravitates toward specific design features that draws attention to the eye upon entering the space. Parallel to that level of detail, each suite will offer chic design with private foyer spaces, 9’ ceilings, designer flooring and open concept living and kitchen spaces coated in contemporary finishes.
