We hope this message finds you in a festive mood......and of course completely prepared for the holiday season!

Although home sales were decidedly slower in November, it looks like Maine will show growth for 2014.  In Cumberland County single family home sales are up 5.9% YTD and statewide sales are up 7.8%.  Homes under contract at the end of November 2014 were higher than November 2013, indicating that December should be a good month, although not quite as strong as December 2013. 

Median pricing has not demonstrated the same overall improvement this year.  The YTD median price in Cumberland County is $244,000 compared to $242,000 in 2013.  Statewide the median price of $174,000 has actually decreased marginally from $175,000 in 2013.  These results, however, vary significantly by town, especially in southern Maine.  For example, prices in Falmouth are up 10.7%; Portland up 2.1%; and Scarborough are down .5%. 

Each month complete sales results are available on our website and we will be completing our annual market review as soon as complete information is available in early January.

New Mobile Version

We are constantly working on new things for our website.  One of our most recent introductions is a new mobile version. Conveniently, no app is required to download.  All you need to do is visit us at  - - our normal web address.

The site is simple to use and navigate and focused on property search.  You can access an interactive map that will locate your position and show you homes in the area.  You can also conduct a more detailed home search, create a saved search and access your account.

There are also several pre-arranged searches set up by town and waterfront.  Below are some images.  If you want to view the full site, that is also is available.
Interactive Sales Reports

We have been experimenting with some new software (Tableau Public) that we hope will take our monthly sales reports to a new level. Currently, we update home sales and prices each month by town using standard bar charts and data tables.  

We are publishing our first interactive sales report this week using Portland as a test.  The page, Portland Sales Reports, features a more visual presentation of historical data.  It includes three years of prices, unit sales, inventory and % of list price.  Additionally, you can access 3 month moving averages - thus providing a smoothing factor.

We will be completing these reports for most of the towns in the Greater Portland area in 2015 and publishing them on our website.

Just the other day we came across an article by Andrew Sobel, who is a leading authority on the strategies and skills required to build trusted business relationships.
