New Building and Development

The Western Relief Road (WRR), which will link the bottom of Yallands Hill to the Milton Hill roundabout (by Farriers Green) and on further to the Bathpool roundabout, is now well into detailed planning and is expected to be delivered by Christmas 2017. For more information on this see the planning map further down the newsletter.

2017 marks the beginning of a new era for Taunton after being named as one of three new Garden Towns by the Government. This is good news as Taunton Deane has been awarded the substantial sum of £350K to cover master planning costs and identify important infrastructure requirements.

The West Monkton and Cheddon Fitzpaine Neighbourhood Plan is almost complete but needs to be approved by certain regulatory bodies; the team are waiting for a response from Natural England to the Habitat Regulations Assessment (HRA) and the Strategic Environmental Assessment (SEA) Screening Report.  This should be received sometime very soon and it is expected that the NP will then be going out for public consultation within the next month.

Key Dates

A great opportunity to meet your neighbours!

Following applications from four pharmacies the NHS has now approved the inclusion of a pharmacy in the  Monkton Heathfield Local Centre. This is subject to appropriate commercial considerations and a viable proposition but is a change to its original position. This is good news and follows strong representation from the Parish Council that the Medical Centre at Creech St Michael and the Crown Medical Centre at Priorswood did not have capacity for the new Urban Extension.

Other retail units are available and interested parties should contact Councillor Cavill on

An announcement about the application for funds for a possible roundabout with 'slip roads' at the Creech Castle junction is expected shortly (works in the region of £7.6m).

A bus gate will be installed on the old A38, also known as Bridgwater Road, at the Bathpool end. This will be used to restrict traffic past the school and will likely be completed when the Western Relief Road has been opened.

Further traffic modelling is planned in 2018 following the opening of the WRR, the installation of the A38 bus gate and the development at Hartnells Farm (just off the A3259 opposite the Charles Church development). This will inform ongoing discussions regarding options for traffic calming vs bus gate on this road.
Work has started on what is known as 'Parcel 13', adjacent to the Monkton Elm Garden Centre. A children's play area will be developed in the South West corner of the site, details are not yet known.

Redrow and Persimmon are currently being chased over a number of issues relating to the fact that the Monkton Heathfield site has not yet been 'adopted' and important elements are lacking.

The management company 'Greenbelt' does not appear to have been fulfilling the maintenance of the public open spaces that was indicated by Persimmon.

The new Monkton Heathfield Cooperative is now open on School Road opposite the Tacchi-Morris Centre!

The DRAFT Neighbourhood Plan was submitted to Taunton Deane in January 2017 and comments had been received. These will be addressed where they can be and then the document will be published for a six week public consultation. Following this, relevant amendments will be made before final submission to Taunton Deane.

Subsequent to this the NP must be submitted to an 'Independent Examiner' before going to a public referendum. It is expected that this may occur sometime in September or October 2017.
