We are excited to launch a new edition, specifically for our local friends, clients & colleagues. We realize the issues, info. & opportunities that appeal to people that vacation & invest in Park City are not necessarily of interest to our local contacts. Team Park City® Teams up w/PC Community Church

Did you know the Park City Community Church (PCCC) ongoingly supports 4 important non-profits in the community? The Fab Four include The People's Health Clinic, The Peace House, The Christian Center, and Family Promise of Salt Lake.
All programs are very deserving of community support. Our family volunteers and gives to our personal favorite, Family Promise, a shelter & housing program for homeless families. And now we have an idea for a way to give more! When we represent a client that attends the PCCC, or is referred to us through a church friend, we will now donate 10% of our commission to the client's favorite non-profit. It's a win, win, win, win! Help us spread the word!

Are You Paying Too Much for Property Tax?

Is your property tax based on a fair and current valuation? When you get your estimated property tax this August, keep in mind there is an appeal process should the valuation for your property be higher than current market value. We can help! Over the years we have worked with friends and clients to provide market comps that support getting an adjustment.  If the value is lower than market value, which is often the case, let that sleeping dog lie.

Neighborhood Spotlight • Silver Springs

Park City's single family home (SFH) total sales volume is up 16% from last year, with Snyderville Basin in particular seeing a dramatic appreciation in values. The Basin offers more square footage for a lower price per sq ft, and in general, newer construction than the city limits. The average sales price for a SFH in The Basin
is approx. $900K. The Silvers Springs area, in particular, saw a 25% increase in average sales price, to $960,000. The Silvers Springs and Ranch Place neighborhoods have a very quick absorption rate. Well-priced homes generally sell within a few weeks of their listing date. Currently there are 6 homes for sale, 8 pending and 10 closed (last six months).

Conserve with Summit County Power Works

Remember when gas was $4.00/gallon? Aren't you glad it didn't stay there? If only the cost of heating our homes would drop. Well - it can! In their efforts to reduce per capita energy consumption & win the $5M Georgetown Energy Prize, the SCPW recommends we undertake these 4 simple switches.
One of the easiest things to do after switching to LED light bulbs is to install a Smart Thermostat. This alone should significantly lower your gas and electric bills. As a little extra incentive we will give you a $25.00 rebate in recognition of your efforts! Just let us know if you make the switch.

The bonus switch is solar. A group of local residents founded Mountain Town Community Solar to bring us discounted solar with access to a stream-lined, simplified installation process. RADON - An Environmental Issue Germaine to Utah Real Estate

Unfortunately, radon levels in the Intermountain West are higher than in other parts of the country. If purchasing property in Utah and the seller has not already tested for radon, it's very important that you have the property tested.  Radon is the second leading cause of lung cancer. There really is no rhyme or reason to it. If neighbors on either side of you have safe levels, this in no way guarantees you will read more...
