Hello Friends,

It's summer and people are on the move! The break in the school year is typically the best time for families to make a major move. New families are relocating to Park City from other parts of the country.  But summer months also offer a convenient time for locals to respond to the transitions that occur as a part of the normal lifecycle of a family. Many of our clients sell in one Park City neighborhood, and buy in another in response to changes in their housing needs. We like those situations because we don't have to say goodbye!

Whatever Park City neighborhood you call home we look forward to seeing you around town. Get out and enjoy those summer days and nights!

Park City Puts the "Life" in Lifestyle

Park City, Utah is part of the eastern region of the Wasatch Range of the Rocky Mountains known as the Wasatch Back.  “Wasatch” is a Ute Indian word that means “mountain pass” or “low pass over high range.” Park City has evolved from a turn-of-the-century mining town into a year-round resort town, known for its world class accommodations, first class restaurants and historic charm.  The town has wisely chosen to preserve the look of the previous century. read more

The 5 Biggest Yard and Patio Staging Mistakes

A great outdoor space is at the top of many home buyers’ checklists. So even if your listing doesn’t include a large lawn or an over-the-top patio, it’s important to show buyers that the home still offers the perks of an indoor-outdoor lifestyle. Be sure to avoid these common outdoor staging mistakes. read more

Canyons Master Plan Tom Ward

Peter Barnes of the Summit County Planning commission updated the brokerage this week. TCFC Finance, which owns much of the land comprised of the Canyons Ski Resort is looking to amend the Canyons Master Plan with the County. There’s potentially about 7 million square feet of commercial, residential and resort space to be built. They are moving some density, and some new developments within the resort are being defined, including an employee housing project in the Canyons Lower Village south of the existing parking lot. The work force housing is designed to accommodate 1,100 people, mostly comprised of Canyons Village employees reducing the need for daily commuting. The plan should include a village green, a neighborhood park and a small grocery store and is located near the Canyons transit center giving residents access to regular bus service to Park City, Old Town and Kimball Junction. The idea is if people can live where they work and they don’t have to be commuting it will help offset the negative impacts of growth, particularly on traffic.

The Broker's Notebook

Is your property tax based on a fair and current valuation?
Your Notice of Property Evaluation and Tax should be arriving in the mail soon. With property values always in flux there is room for error. It's not unusual for the county's valuation of a home to be above market value. I can help!  In certain cases I can provide "sold comparables" to assist you in getting an adjustment. If a corrected notice is issued it may result in hundreds of dollars in savings. I'm happy to provide this service at no charge and no obligation. Just call me to discuss.
Speaking of family changes, we will find ourselves in the proverbial empty nest next month!!  Alice starts her 3rd year at The Gage Academy of Art in Seattle, and Eliza will be a freshman at Evergreen State in Olympia, WA. Many thanks to our friends, clients, colleagues and to broker Jess Reid and office manager Diana Crawley for your support of our business over these 20 years of raising our family!
After an unsatisfactory listing experience with another Realtor Tom came to us from two distinct groups of friends who recommended him. He is well respected in the community & has a wide professional network.

Tom sold our home of 20 years with tremendous skill and attention to detail. He was an excellent “closer” and worked through a difficult deal. Tom was always available, very personable and instilled confidence in ourselves as Sellers & in the out-of-state Buyer.
