I love going to the Ballard Farmer's Market and often forget about the others; I'm going to make a point to visit each market at least once this summer! Appreciation Rates in the Seattle area

Here is the latest MarketFlash from Rainier Title - inventory is still low and many home values have reached pre-recession levels (view the Case Shiller index chart). It is a great time to list a home in the Seattle area (and help first-time home buyers find a home in Seattle so they don't have to move to an outlying area).

The appreciation rates reflect the low supply/high demand within Seattle and the movement out of Seattle into Pierce, Kitsap and Snohomish counties.

Working Vacation

Because of my twenty-year background in sea and whitewater kayaking I know many of the wonderful spots along rivers and around islands in Washington state.

A couple of weeks ago I took a trip to the San Juan Islands for a little rest and relaxation and previewed a home for a friend of mine who likes to kayak. I stayed two nights in the dog-friendly cottages at Roche Harbor just up from the water. Because it was mid-week and off-season no one else was there but the birds and the deer. I took a few dog-walks, rode my bike and had a nice dinner in the local restaurant.

One of my bike rides was around the north-west tip of San Juan Island and I found a nice piece of property on the water for $649,500. It has a boat ramp and faces Speiden Island. While it has a couple of sheds it needs a home and I imagined one that would start on the flats and then rise into the trees along the west side of the property.

The home I wanted to see is located on Fisherman's Bay on Lopez. I took an early ferry from Friday Harbor to Lopez which gave me plenty of time to preview the home, get a bite to eat and still make a later ferry to Anacortes (from Friday Harbor one doesn't pay a fare heading east).

The home is multi-story Northwest contempory with a nice protected beach and would make a good vacation rental or retirement home.

Lopez is limited in places to stay although the vacation home market is alive and well. The county does require a vacation permit. The fees vary according to the property; if a property does not have a permit it will cost $1000.00 for a provisional permit and $2300.00 for a conditional permit (a rural farm is considered provisional). This is a one-time fee.

Finding the right investment property can be a challenge, but if one also wants to retire to the islands there is a longer-term picture. If you are interested in this marketplace I would love to fill you in further!
