Good morning all,

Not to be chiché and start off talking about the weather, but what is happening out there!? It's been a strange few days of climate, that's for sure. I hope you have all been safe and not taken any tumbles on the ice this weekend. It looks like we are in for a few sunny milder days coming up, so hopefully that will help matters, fingers crossed!

For any of you set up on my curated property searches right now, or browsing casually on your own; it's not you, it's the market! Yes, inventory levels are still historically low and there is not a lot out there, but don't lose hope. On the other hand, if you are wanting / needing to sell for any reason, get off the fence and let's get moving! In either case, I'd love to help you put a strategy together, that's what I'm here for :)

Anyway, enough preamble, in this month's edition:
  • As always, we'll look back on the Sales and Inventory Stats for the past month and also look a little closer at how this November compared to November 2020.
  • Much like the market overall, my inventory levels are also low! So this month we'll revisit a fabulous, previously Featured Listing that I still have up for grabs in the Byward Market.
  • Have you heard of the Better Homes Ottawa loan program yet?? Well read on and take note for your chance at free money!

  • Last but not least, we'll check out the Photo of the Month... which is a holiday triptych of sorts, including a cameo by yours truly and a shout out to Thomas Tree Farm!
November 2021 vs. November 2020
  • There were 1,430 new properties listed for sale in the month of November, which is a 19.5% decrease compared to November 2020, leaving the total number of residential properties for sale at 1,336 a decrease of 13% from November of last year.
  • There is currently only 0.9 month of Inventory on the market with a new listing sales rate of 102%.
  • It took an average of 27 days for properties of all types to sell this November, which is 2 days longer than the average in November 2020 and 1 day longer than October 2021.  
November 2021 Home Sales

  • Of the 1,459 sales in November, 1,086 were freehold houses.
  • The average sales price for a freehold house was $716,992, an increase of 18.9% over November 2020.
  • Once again, for the first time since June, home sales have outpaced new inventory.

  • Of the 1,459 sales in November, 373 were condominiums.
  • The average sales price for a condominium was $432,099, an increase of 19.4% over November 2020.

Better Homes Ottawa - Loan Program

In November, the City of Ottawa launched the Better Homes Ottawa – Loan Program to help homeowners make energy efficiency improvements. Through the new Better Homes Ottawa – Loan Program, homeowners can get a zero-interest loan of up to the lesser of $125,000 or 10 percent of the current value of their home to cover the cost of home energy improvements. If you're looking to make home renovations in the new year, be sure to check out the list below and full site for more info, as you might be eligible for funding!!!

  • Basement, attic and exterior wall insulation
  • Air sealing (such as weather stripping or caulking)
  • Window and door replacements
  • Air and ground source heat pumps
  • Solar hot water systems
  • Solar photovoltaic systems
  • Battery storage
  • Electric vehicle charging stations (level 2)
  • Additional dwellings such as granny suites or basement apartments (up to 30 percent of the total loan amount)

Photo of the Month
This year we visited Thomas Tree Farm and I chopped down my own tree for the first time! There were slim pickings when it came to this year's selection, but the baby trees were just adorable to walk by. I definitely recommend this experience for those of you who like to have a tree for the holidays - but get there early next year while supplies last!!!
