Good morning all,

I hope you had a fabulous Thanksgiving and that you have recovered from any overindulging you might have done...

While we were busy feasting over the weekend, the fall real estate market continued marching on, with September showing an uptick in both prices and sales compared to the slightly slower summer market, but still at a calmer rate than this time last year.

In this month's edition:
  • As always, we'll look back on the Sales Stats for the past month and also look a little closer at how this September compared to September 2020.
  • It's Tulip planting season!! If you have a garden and are in need of some bulbs, you might just be in luck! Scroll on to find out more...
  • I have two Featured Listings to share with you this month, offering the best of both urban and suburban living.
  • Thank you to everyone who virtually cheered me on as I completed the Army 1/2 Marathon! I'll give a little overview of how it went below.
  • Last but not least, we'll check out the Photo of the Month, if you follow me on Instagram, you might have already seen this one, but it's nice enough to share twice!
September 2021 vs. September 2020
  • Last month, September 2021, members of the Ottawa Real Estate Board sold 1,607 residential properties, a decrease of 30.6% compared to the 2,314 sold in September 2020.
  • There were 2,252 new properties listed for sale this September, which is a 29.2% decrease compared to September 2020.
  • There is currently 5 weeks worth of inventory on the market and a new listing-to-sales rate of 71.4%, which means it is still a strong seller's market in Ottawa.
  • It took an average of 25 days for properties of all types to sell in September, which is 2 days longer than the average in September 2020.
September 2021 Home Sales

  • Of the 1,607 properties sold in September, 1,244 were freehold houses.
  • The average sales price for a freehold house sold in September 2021 was $702,155, which is an increase of 13.0% over September 2020.
September 2021 Condo Sales

  • Of the 1,607 properties sold in September, 363 were condominiums.
  • The average sales price for a condominium sold in September was $425,362, which is an increase of 13.8% over September 2020.
Tulip Bulbs up for grabs!
Now is the time to plant your tulip bulbs so that you can enjoy beautiful tulips in the spring. Well, we are The Tulip Team after all, so as a team this year we are giving out 10,000 tulip bulbs! These bulbs have been shipped here right from the Netherlands, home of the tulip! Last week I made the rounds to my current clients who have a place to plant bulbs, and I have ten bags left, so if you would like some bulbs for your garden, just be one of the first 10 people to respond and I will deliver a bag of bulbs to your door!

Army 1/2 Marathon Results
Thank you to everyone who supported me, even if just in spirit, as I completed running these 21.1k! I honestly cannot believe I ran this far... As a team, we raised over $2,500 for Support Our Troops, the official charitable cause of the Canadian Armed Forces, which champions two main objectives; to care of members with physical and/or mental health illness or injury and promoting resiliency in families. This is a great cause, and a great personal challenge, so I look forward to completing another run next year and hopefully it can be a true group event again!
