2021 Market Trends & Expectations
For real estate, we’re expecting more of the same: a very busy real estate market with a limited inventory supply and a high buyer demand. Here are some additional trends to plan for going into the spring.

Seller’s Market Will Continue  Low inventory and higher prices will remain the norm. Buyers who understand the process know this means homes will go fast, so they need to be ready to bid quickly and aggressively. Mortgage Rates Will Remain Low According to Freddie Mac, mortgage rates hit a new record low the first week of January. And Fannie Mae, the leading financing source for lenders across the country, predicts these rates will continue to be under 3.0 percent on average. Being this low will help offset the higher cost of a purchase price, thus offering more affordability to the home buyers.

Home Prices Will Continue to Rise The supply and demand equation will continue driving prices. Today, young millennials are buying up property at a record pace. First time homebuyers, who accounted for 31 percent of purchase transactions in 2020, will need to ensure they are qualified and ready to compete for the entry level price. Many are noticing how low today’s interest rates really are, realizing how much more affordable buying is than renting. According to the National Association of Realtors, housing price appreciation nationally is expected to rise 5.7 percent. Locally, we predict a 6.2 percent price appreciation.

  1. Focus on the area around the front door.
  2. Pressure wash your roof to remove unsightly dirt and mold.
  3. Depersonalize the exterior of your house.
  4. Check your driveway and sidewalk in front of your house for bumps and cracks.
  5. Open up curtains and blinds.
  6. Neutralize foul odors and make sure the house smells fresh for showings.
